INSURANCE UPKEEP

Upon taking over the management Inland Pacific Property Management will run a full insurance audit through both tenant and building insurance. Our management team has a strategic partnership with Breakwater Strategic Insurance Solutions, who we use to competitively bid all policies and evaluate where there may be lapses in coverage.

VENDOR MANAGEMENT

During the first two to three months of management transition, our team will evaluate all existing vendor contracts and monitor existing vendor performance to create a strategic plan to maximize value while saving cost. Our team works with an extensive list of Southern California vendors and creates a competitive bidding environment so that our clients are getting the best pricing possible.

ACCOUNTING / CAM REIMBURSEMENT AND RECONCILIATION

Our team utilizes the Yardi platform to provide expense reimbursement and accounting services. Yardi creates an integrated interface that allows our team to send checks directly to vendors, manage annual budgeting for properties, and quickly produce property level financial reports. We believe that one size does not fit all regarding property level financial management, so we offer flexible plans that allow owners to employ us for as much or as little of these services as they need.

MONTHLY ON-SITE EVALUATIONS

Our managers make monthly visits to all of our managed sites to monitor tenant activity, vendor performance, and general property conditions. We believe that this boots on the ground approach allow us to be as reactive as possible when problems arise and always stay two steps ahead.

CERTIFICATION UPKEEP

Our team will immediately collect all current certifications and build certificates upon management transition to ensure the systems of every building are up to date. Once we have gone through this evaluation process, we will then create a calendared schedule that we share with ownership to understand when the certifications expire and when vendors will be recertifying each system.

RENT COLLECTION

Inland Pacific Property Management offers several rent collection service options for owners. Our primary system is through an online portal, Commercial Café, which integrates directly into our Yardi accounting systems. Commercial Café provides tenants with an accessible online portal to make payments through and a functional back end software for our team to update CAM and Net expenses and schedule annual rental increases. For larger tenants, our team works to schedule monthly wire transfers and coordinate with internal accounting departments. We have experience working with lease portfolio management teams for national tenants and can create flexible solutions for tenants with more complicated internal rent payment protocols.

TENANT RETENTION PROGRAM

Our team will schedule biannual strategic meetings with ownership to maximize new lease and lease renewal values. We bring in local market leasing experts from our Inland Pacific Brokerage team to provide comparable knowledge and execute these leasing value add plans.

CAPITAL AND TENANT IMPROVEMENT MANAGEMENT

In our onboarding process, we offer a contractor property review where we have a local contractor evaluate the interior and exterior property systems. We then develop a timeline for potential necessary capital improvements projects and budget the improvements within the tenant CAM expenses. We offer construction management services for both capital and tenant improvement projects.
