INLAND PACIFIC SELLS TWO PROPERTIES TOTALING $10.55 MILLION

Inland Pacific has completed investment sales transactions on two East County investment properties located at 12206 Industry Road in Lakeside and 8835 Cuyamaca Street in Santee. The two assets totaling 38,264 SF sold for a combined $10,550,000. Both of these properties are single-tenant long term net-leased buildings with extremely high credit tenancy.
Inland Pacific's James Renner, Sam Sukut, and Chris Nelson helped to represent the buyer, Sukut Development, Inc., in the purchase of 12206 Industry Road and marketed the property for sale and represented the Seller, Parsons & Carter LLC, in the sale of 8835 Cuyamaca Street.
In the transaction of 12206 Industry Road in Lakeside, Inland Pacific had the opportunity of matching up an exchange buyer with an extremely rare, freeway visible, concrete tilt-up building with a fully paved yard in an off-market sale. This 13,264 SF building on 3.01 acres, wholly leased by United Rental, was sold for $4,850,000, yielding a 5.57% cap rate. 8835 Cuyamaca Street, Santee is a 25,000 SF, Hamann Construction built, concrete tilt-up building in the heart of Santee’s redevelopment corridor. The building occupied by the premier collision operator, Service King, is on a long-term NNN lease. Inland Pacific’s sales team negotiated a sale price of $5,700,000, making this the second-highest total sale price in all of East County across all property types to date in 2020 with a cap rate of 5.91%.
